The Project

Avesta Property Management engaged Colour Craft Painting to restore thousands of linear feet of concrete retaining walls throughout the courtyard and exterior areas of their Downtown Squamish property. The walls had weathered significantly and required a professional-grade masonry coating to restore their appearance and protect the concrete for years to come.

The project began with a thorough power wash of all concrete surfaces to remove dirt, biological growth, and any failing previous coatings. Proper surface preparation is critical on masonry. Any contamination left on the surface will cause the new coating to fail prematurely. Once the surfaces were clean and fully dry, we applied Sherwin-Williams Loxon XP Masonry Coating throughout.

Loxon XP was chosen specifically for this project for its exceptional adhesion to concrete, elastomeric flexibility, and resistance to the moisture cycling that Squamish’s wet coastal climate puts on masonry surfaces. The two-week project was completed on schedule and on budget. Avesta Property Management was very pleased with the result.

Squamish receives over 2,000mm of rainfall annually, one of the highest in BC. This means exterior paint must be applied to properly prepared, dry surfaces and must be a premium product with excellent moisture resistance. We use Sherwin-Williams Duration and SuperPaint lines specifically because of their advanced moisture protection. Prep work is non-negotiable in Squamish: any failing paint, gaps, or exposed wood will absorb water and cause the new coating to fail within a season.
What time of year is best to paint a home exterior in Squamish?+
Late spring through early fall (May through September) is the ideal window for exterior painting in Squamish. We need temperatures above 10°C and at least 48 hours of dry weather after application. July and August offer the most reliable conditions. We do not recommend exterior painting in November through March due to the high rainfall and temperature fluctuations that prevent proper curing.
How long will exterior paint last in the Sea-to-Sky corridor?+
With premium products and proper prep, exterior paint on a Squamish or Whistler home typically lasts 7–10 years. Homes with significant sun exposure on south-facing walls, or those with cedar siding that wasn't properly primed, may need attention at 6–8 years. Our 2-year workmanship warranty covers any adhesion or application failures within the first two years.
