Salt Spring Island, BC

Since November 2025, short-term rentals on Salt Spring have to be tied to the owner's own home. A lot of island homeowners are looking hard at the suite downstairs, the cabin out back or the old studio. Some are getting it ready for guests. Others are turning it into a long-term rental.

Either way, the space has to look good in photos and stand up to people living in it. Paint is the fastest and least expensive way to get there.

  • Check the current rules before you plan. This post is about painting, not the law.
  • Use washable finishes. Flat paint shows every scuff.
  • One light, neutral colour scheme makes a small space feel bigger and makes touch-ups easy.
  • Wood-panelled cabins need a stain-blocking primer before they're painted.
  • Book the work in the off-season, and keep a labelled can of every colour.

First, the rules

The Province's short-term rental rules apply on Salt Spring, and the Islands Trust has its own land use rules on top of them. They change, and they depend on your property.

Before you spend money, read the Province's principal residence requirement and check with the Islands Trust about your property. Then come back to the paint.

What a refresh actually includes

A good rental refresh is not a renovation. It's walls, ceilings, trim and doors, done properly.

That means filling nail holes and dents, caulking gaps around trim, spot-priming repairs, and two full coats. It also means protecting floors and furniture, and leaving the space clean enough to photograph the same day.

For a typical one-bedroom suite, that's usually a few days of work, not weeks.

Finishes that hold up to guests and tenants

Rental walls take more abuse than the rest of your house. Suitcases, bikes, furniture moves, muddy boots.

Walls: Use an eggshell or satin finish, not flat. You can wipe it clean without leaving a shiny patch.

Trim and doors: Semi-gloss. It's the most durable finish and the easiest to wash.

Bathrooms: Use a paint made for bathrooms, and make sure the fan works. A small suite bathroom with no window is where peeling and mildew start.

Ceilings: Flat, in a bright white. It hides imperfections and bounces light around.

Colours that work in a small space

Keep it simple. One light, warm neutral on the walls throughout, one white for trim and ceilings.

A consistent scheme makes a small suite feel bigger and look better in listing photos. It also means one can of paint fixes any scuff in any room. You can add personality with a door colour, an accent wall or the furniture.

Wood cabins and studios

A lot of island cabins and studios are lined with tongue-and-groove pine or cedar. After a few decades it turns orange and makes the room feel dark.

Painting it can change the space, but wood panelling needs the right prep. Knots and tannins in the wood bleed through ordinary paint and leave yellow-brown stains. The fix is a stain-blocking primer before the topcoats, and sometimes a second coat of primer over the knots.

If you'd rather keep the wood look, a lighter stain or a whitewash finish is another option.

Fitting the work between bookings

The best time to refresh a rental is when it's empty anyway. On Salt Spring, that's the off-season, from late fall through early spring.

Interior painting can be done year-round, and modern interior paints are low-odour. Paint is dry to the touch within hours, but it takes a few weeks to fully harden. Leave a day or two before guests arrive if you can, and ask them to go easy on the walls for the first few weeks.

Long-term rental? The gap between tenants is your window. Book your painter as soon as you have the move-out date.

Don't forget the outside

Guests judge a rental before they open the door. A tired entry door, a grey deck or peeling trim around the suite entrance shows up in every listing photo.

A fresh front door, stained steps and clean trim around the entrance make a big first impression for a small cost. See our deck and fence staining on Salt Spring.

Frequently asked questions

How long before guests can stay after painting?

Paint is dry to the touch within hours. We recommend giving the space a day or two before guests arrive, and asking them to be gentle with the walls while the paint fully hardens.

Should I paint the suite the same colours as my house?

Not necessarily. The suite should feel bright and neutral to a stranger. That's often different from what you'd choose for your own home.

Can you paint wood panelling?

Yes, with the right primer. Without a stain-blocking primer, knots and tannins bleed through the paint.

Do you work on the other Gulf Islands?

Yes. We serve Salt Spring Island, Pender, Galiano and Mayne, and we work in Victoria too.
